Сделка альтернативная (альтернатива подобрана). Квартира юридически беспроблемная. Один взрослый владелец. В собственности более 5 лет. Все документы в порядке. ДКП оформлен у нотариуса. Сделка проходила через Сбербанк с использованием ипотеки и соответствующей проверкой. За время владения каких-либо претензий со стороны бывших владельцев или третьих лиц не возникло.
Оба окна выходят на юг. Из них открывается панорамный вид на Горенский лесопарк. Перспективы застройки нет, поскольку лес за окном - особо охраняемая природная территория (смотри фото). За полосой сосен находится санитарная зона Восточной водопроводной станции. Шоссе проходит на расстоянии 500 метров от подъезда в противоположную от окон сторону. На фоне шума сосен его можно услышать только если хорошо прислушаться. Транспорт до метро Щелковская идет с раннего утра до позднего вечера с интервалом не более 7 минут (обычно гораздо чаще). В обозримой перспективе недалеко от МКАД будет открыто метро Гольяново.
Квартира чистая, ухоженная, с косметическим ремонтом. В ней проживают люди, которые после продажи переедут в покупаемую альтернативную квартиру. В случае отсутствия средств на ремонт здесь можно комфортно жить продолжительное время. Счетчики на воду недавно заменены. Остается встроенная и кое-какая другая мебель, в том числе кухня IKEA в хорошем состоянии.
